Planning / Zoning / Permitting

Depending on the specific zoning requirements, the local authorities may require additional permitting like a Conditional Use Permit (CUP) or design review to confirm that the operations and design of the Project falls within the specified guidelines.  Often, the effected residents and businesses provide their feedback in a public hearing before the Planning Commission.


If selected, Three Buddhas will generate preliminary designs based on your goals and the specified design and zoning requirements.  When necessary, we will present the designs on your behalf to obtain approval for the project. 


It is not uncommon for restaurants and bars to go through this process due to the late hours and alcohol consumption.  Conversely, residential projects triggers this process when there is major alterations to the exterior like an extension/addition.


Residential design review is typically simpler and the process shorter–except the multi-level developments!  Again, it is zone specific and a safeguard against bad and inconsiderate designs and development.
